I was allowed to check in very early in the AM, so I was especially appreciative of the warm welcome. Staff was extra helpful and friendly. They answered all my questions. Breakfast next morning was super. The coffee was amazingly good! Fantastic value: very convenient for walking; close to airport and even closer to the cruise ship terminal. Stared bathrooms were disappointing. Toilet seats not secure to toilet. Kitchen did not have a corkscrew. Did not like having to install WhatsApp on my phone to open doors instead of keys. Could not load whatsapp for two days (whatsapp problem loading) & had to rely on spouse to open doors. Problem if we did not go out together.

Our experience at the Botanic Views Guesthouse was very good! My husband and I booked room #2 which had a private bathroom, we are so glad we did because we could shower and relax after a very very long flight! The place was extremely clean, yes it’s a bit worn in but completely comfortable and well taken care of. The unique little elevator up was so cool and we loved the location and building itself, so central and the absolute best place to book if you want to walk the town of Lisbon and be right in the heart of the city! The hostel felt safe, was very quiet from street noise and other guests and we loved the little breakfast Dina put together each morning! The stay was great and I would recommend to any couple, single or groups of travellers passing through Lisbon on a budget! Yes yes yes! Thank you Mohammed and Dina for the excellent stay!

The dining options in the area were great. If you have a car, hard to park, but there is a place down the street that is not bad, 11 euros a day. Glad we had the room with a private bathroom.

The guest house is nice and clean and in a great location. It's only walking distance from some of the popular tourist areas. Breakfast was ok. Could have had more options, but you get what you pay for. Rooms are very clean and nicely renovated. However the rooms are a bit small, although that seems customary. Staff is quiet and maybe could be a little more social. But overall its simple and clean.

The shared spaces are the most interesting part: a nicely-furnished kitchen, living room, and a delightful upstairs loft space with desks overlooking the rest of the apartment. Lots of places to relax. It's a modern yet homely multi-room setup in a renovated 2-storey attic flat. Bright and cheery. The windows in the main area look out both directions, with a decent but somewhat limited view. There are about 6 guest rooms branching off the main area; mine was a cheaper one with two small beds, a window, and a little bit of other space for my bags.

If you can get in it’s a nice place to stay
Bad experience overall because we never received information on how to get in the guesthouse. It was a bit difficult to find, and when we arrived supposedly during checkin hours no one answered the buzzer. For almost 2 hours we waited, tried to get in, walked around the building several times on the street and repeatedly rang all of the buzzers to see if we could get in. We also stood on a busy street waiting for someone to come in so we could gain access. No one did so we looked to the confirmation, at the email from hotels.com saying all is fine proceed to the location, then the fine print in the policy and saw that after trying to get in for hours, it was then after 7pm final checkin hour so we would not be able to stay there or get a refund so we had to find and pay for another hotel that night. The next day I emailed the property and said I was coming back to stay in the morning during open hours. Later I received an ok see you soon, still no instructions. This time we waited about an hour and followed someone who was going in. We walked up every floor and found the guesthouse in 4th floor. We tried to buzz in but no one answered. We saw another guest go into their room and asked how to reach someone. They entered the code and we went in. We finally checked in, but they didn’t give us the code then so in the evening our key got us in the front door, but we had to buzz again until someone let us in then they gave us the code. Terrible experience and waste of much money.

It was good at first until the last day. I was informed that it was okay to stay late in the afternoon before I checked out. However, they later said there was miscommunication and I had to pay 10 euros for every hour after 12pm. I had to pay 30 euros before I can leave. Not a pleasant aftertaste.

we are sorry for your discomfort. 12 noon is check out time. we needed the room to prepare because we had a Guest coming. you took your breakfast and went away with your things inside the room. how could we touch your things. you came at 14.30 and we had staff waiting to prepare the room. you gave us no satisfaction of your whereabouts. we are sorry but we could not say that you can leave the room late in the afternoon as we had a Guest coming to check in for this room. we wish you all the best. regards

Lovely guesthouse in fancy historic neighbourhood
The guest house is so well situated just off the Praca Principe Real, which is a posh historic neighbourhood high on a hill. Consequently, there is a historic elevator in the building which is great (and unusual for old buildings in Lisbon) since the guesthouse is on the 4th floor. I got the least expensive room and I had a river view. Unfortunately I did not have air con or a private bathroom, as is available with the more expensive rooms. But I had an excellent breakfast every day, served by the lovely Ju, and access to the kitchen. The guesthouse is newly renovated and beautifully decorated. Hopefully the owner will be able to address the issue with the plumbing, which means one is not able to flush toilet paper and it needs to go in a bin next to the toilet. The bathrooms are regularly cleaned so it was not a problem while I was there for 5 days, and I wished I could have stayed longer

Not a hotel but a Hostel
The place is in a good central area. When we checked in we found that the advertised Air Conditioner did not exist, there was no TV in the common area, the floor boards creak so loud that you can hear people walking to their rooms and the doors where warped and took a lot of effort to close. The bathroom lacked a shower curtain, after a shower the bathroom was under water no matter how careful you were. We did not have a view and when we opened the window on a weekend we were treated to all kinds of fumes from the restaurant below. The room we had was extremely small and we had to remove a clothing rack to make room for our suit cases (about 100sqft). The breakfast was very nicely done and we enjoyed it. Mohammed was very helpful in in finding the parking spot that we had asked for.

Suppliers were late on deliveries of goods, air condition, shower curtain,etc... as the motive of the Guest House is calmness and peace tv is the exact opposite. The wifi is fully available for our Guest to make their own entertainment privately. As the place is new , we apologize for the inconvience caused . Wir hatten ein schönes Zimmer mit Aussicht. Das Frühstück war einfach, Küche praktisch! Zimmer sauber, Betten bequem. Einrichtung ist schon ziemlich alt, aber für den Preis in Ordnung. Check-in nur digital möglich mit Codes. Ansonsten Kommunikation über WhatsApp. Die Dame vor Ort spricht kein Englisch. Ein bisschen alles wie in einer WG! Umgebung schön, viele Restaurants und Bars in der Nähe. Außerdem Bus, Tram und Ubahn in Laufweite.

Es un hotel pensión sencillo, con habitaciones con los básicos, importante cogerte la habitación con baño. Bueno: ideal pareja, para llegar descansar,du ha y a otra cosa, es céntrico fácil de llegar desde el metro y autobuses. La zona de ocio nocturna está muy cerca. Malo: el suelo de la ducha falta una limpieza de juntas y al tener baño compartido demasiado ruido al abrir y cerrar puertas.

Chambre de bonne deliziosa.
Chambre de bonne di 6 mq. Il problema è stato che era sul pianerottolo, quindi sentivo sbattere le porte di: case private, del b and b ma soprattutto dell’ascensore a qualsiasi ora del giorno e della notte. Finestrelle/lucernario con incantevole vista sulla città e sul mare. Non sono mai state cambiate le lenzuola. Zona bellissima e vicinissimo a tutti i servizi, compresa la movida notturna. Colazione solo dalle 8 alle 10 pm e non è possibile anticiparla, nemmeno se hai l’aereo alle 9,00 del mattino. Comunque con croissant e plume cake dozzinali e pan carré dove spalmare 3 tipi di marmellate, burro e burro d’arachidi, uova sode, pomodori, cetrioli e fette di formaggio. Voto complessivo fra il 7 e l’8, facciamo un 7,5 su 10. Comunque ci tornerei sicuramente.

O quarto é um pouco pequeno. Tem um pequeno café da manhã mais simples. Sentimentos falta de uma prateleira no banheiro para apoiar coisas enquanto se toma banho tivemos que colocar shampoo e sabonete no chão. Tem uma localização boa em uma rua principal. Fomos bem recebidos o local possui boa internet e senha para acesso nos pareceu seguro porém o quarto que ficamos era um pouco barulhento pois estava no corredor próximo ao elevador de acesso então todo mundo passava falando alto

la posizione della guest house e' ottima. in centro, vicino a fermata del bus, metro e parcheggi a pagamento. a piedi si possono facilmente raggiungere i punti di maggiore interesse. la via e' movimentata ma non caotica ed insieme alle adiacenti offre locali, bar e mikimarket. lo staff e' stato gentile e ci hanno fatto trovare prodotti senza glutine per la colazione. inoltre abbiamo potuto lasciare i bagagli in loco dopo il check out. molto utile visto che il nostro volo era alla sera. la cucina ampia e bene attrezzata per chi volesse consumare pasti in tranquillita'. avendo poche stanze le zone comuni nn sono mai state affollate. cosa importante in questo periodo.
