There was mold on the vents (just a few spots, the vents were black). The towels had yellow stains. A lot of the blinds fell when we tried to close them, were missing, or were being held up by tape. There was a joint on the balcony floor. There were stains on the wall. There was water damage on the wall. The paint in several areas of the bathroom was peeling. The window in the bathroom was dirty and did not completely close. The couches had stains.

I’m a handicap person I read on the add that they had an elevator, nowhere did it say the only access was stairs into the building.. I have a dialysis machine that weights over 100 odd and I’m a fall risk .. I booked this place not knowing there was no access 45 mins. Here checking in .. I get there I can’t get in I call immediately and they ask for proof that I need a machine and that I’m handicapped.. I sent them my doctors notes as well as a picture of my machine . They denied me for a refund saying I needed to cancel 7 days before I’m like I just booked 45 mins ago , I can’t get in .. no compassion . My hubby went and checked out the property it smells like mold, everything is dirty and run down .. they called me back said it’s my fault and they are charging me the full week plus the cleaning fee even tho I didn’t even use the room ! They are so desperate for customers and money that they took advantage of a handicap person .. wild animals running around outside, construction and homeless people everywhere.. run away as fast as u can !

The communication was crystal clear, easy check-in and checkout.The bus stop is 2min away so it is convenient. The reservation is made via Rocketstay so I don't know if the communications are with the owner or the organization. On our first day, someone came to the apartment after we checked in and we did not receive any head up, when we came back, we found the TV on and an extra towel (we did not request this in the first place). We called Rockestay to understand what happened, they apologized. Then, we requested an extra towel (we were two people) and more toilet paper so we knew that someone was going to come over. The apartment is spacious, the bedding is good, we slept well. However, basic elements are missing such as a small coffee table, a tea towel, more hangers for example. If we book an apartment it is because we want to be able to cook and have basic amenities. Also, the shower curtain was dirty, it doesn't cost much to change it. The apartment could be great but unfortunately things are missing. The elevator is not reliable, we wondered if we were going to get stuck most of the time but that's not the owner's fault. There are constructions right behind so it's loud early in the mornings and during the day (not the owner's fault as well) so it is not possible to rest. We are used to camping, roadtrip etc so we don't expect luxury or else but only the basics, maybe the owner should come and stay for one week like we did to know what's missing (?)

Stay Away From This Place
This property is NOT an 8 out of 10. I am a hotels.com platinum user with over 60 stays in Miami in 2023 alone. I have become very familiar with the hospitality industry in Miami. I only research hotels with a rating of 8 and above, and that includes spaces like 23 Palms which are apartments with kitchens. The place has been minimally updated, and it is seriously in need of a massive renovation IF the owners wish to list it and charge prices for a stay at the 8/10 level. After arrival and the ensuing disappointment, I looked further into the ranking and the reviews. They have 2/10 and they have 10/10s. Highly unusual to have both ends of the spectrum but nothing in between. When one complains, there follows the offer of make certain costs go away, and complimentary stays in the future. That is how they get those 10/10 rankings. Place close attention to the 2/10 rankings. They are the accurate ones. The apartment had “that” smell one finds in cheap motels with no ventilation. There is no welcoming instructions waiting for the client; the keys to the pool and parking tag are almost hidden, hanging in a wall with a mural with the same colors, so I had to be directed as to where to find them after my second call to the property managers. My son’s feet were black after walking barefoot for 10 min. Had to ask him to wear socks thereafter. Owners need to do the right thing: either invest on renovations that bring the property to basic standards, or accept that this property is a 5
Entry to the building. Dog poop next to stairs on sidewalk.
Lobby. All these PO Boxes opened giving the impression of a highly transient place
Lighting in the external corridors are extremely poor

You get what you pay for
On arrival it was almost impossible to find a way into the building to check in. Once in the building the elevator was probably the slowest elevator in existence. Then at first glance the apartment was nice. Then after looking a little deeper, there were stains all over the couch and bed and the overall cleanliness was not awesome. Not to mention, the area is not a great area (my opinion). I was not impressed. When I decided to not stay there, the hotel refused to refund any amount no matter the circumstance. Hotels.com was extremely helpful in trying to advocate for me but they were even unable to negotiate any kind of refund. I would not suggest this location for anyone.

With easy access to the location it was good to be away from the hussle and bussle and noise of the Art District but close enough to be there in only a few short momments. They had all the furnishings of my home.

I loved my stay, the apartment was very clean and spacious and had a beautiful balcony and just had everything i needed. The place has a laundry on site which is really helpful in the city. I enjoyed the stay overall and felt safe. As a lone traveler that was important to me. Overall i had a beautiful time! I enjoyed the decoration and all the amenities in the kitchen and bathroom. The owners are very bad people. I checked in tuesday and had to check out Wednesday morning because I got a call that my father is in a coma and they refused to refund me my money and said they wanna give me a voucher for next time and I’m not from Miami and don’t know when the next time I will be coming back. And the apartment is full with pollen and dust, it literally smells like does and I have allergies I can’t stay there because I was sneezing all night.

I really like the communication between the property and myself. Everything was exactly as they said it would be. Their check in email instructions were excellent! Usually a property will miss something but not these guys. The price point was great and the location is literally walking distance to just about everything and it was close to a local bus line. I look forward to doing business here again!

We could use a few more towels. Being that we booked for 3 nights. We did bring to attention that the kitchen sink has severely low water pressure and only a small stream of water comes out. That was ok. Also the bathroom sink drains very very slowly. Probably needs to get a dose of draino. Otherwise it was a decent stay.

It pains me to write this but my experience of the apartment was simply shocking. It started with no hot and running water for three nights! And continued that on my last morning in the apartment the next guest of the apartment just walked into the apartment while I was in the shower! I've never been so scared and I'm just thinking what would have happened if there was a woman taking a shower instead of me. Shocking farm and not recommended!!!

Beware and stay away from this property! False advertising and misleading photos. The property is very outdated, pool is green and filthy with pool furniture damaged and torn, the place is advertised as a condo but it's an old apartment. The apartment is filthy and dusty, hasn't been cleaned in months, sex stains on the living room couch. Piles of dust on blinds, walls and floors. I complained to the owner and have yet to receive any refund as promised. And to add insult to injury, the owner had the nerve to email me, trying to bribe me for a 5 star review and I would receive 2 free nights if I did. Who would stay in the dump of a place again?? Again- run away if you see this property and don't stay here!! You've been warned.

Appeared to be ejaculation stains on the couch. Pubes in shower. Blood (or feces?) on towel. Horrible smell attempting to cover up smoke. Next to active construction site. No soundproofing. Building looks and feels like a prison. Cannot get exit front of building. Apartment building shown in photos is not the actual property.

This property is in a nice and convenient location. Wynwood, downtown and other major areas in Miami area really close that ridesharing app cost are reasonable to go anywhere and the area is walkable felt safe at night. Publix is a 1p minute walk and a local corner store with essentials right at end of street.

Great location, clean, and had everything we needed. Very easy arrival/check in process at property and convenient parking. Comfortable bed. Water in shower doesn’t get hot. It wasn’t cold so it was tolerable. Chairs in balcony would’ve been nice, but overall it was a great stay!

The apartment itself was very nice and spacious and the surrounding area was also very nice. I felt completely safe in the surrounding area. It also nearly right off the coast. We were able to walk right over to the water (no beach though). My only complaint was there were multiple small roaches in the kitchen. Other than that it was perfect. Thankfully, the roaches were small so it was bearable, but I suggest trying to fix this problem as this would repel a lot of guests that would otherwise be happy to stay at this place. Thankfully the bugs were not huge though. This review would be a lot different if I saw a huge palmetto bug or spider.

I really liked place place. It is a 10-minute drive to the beach in Miami Beach and is close to the FTX Arena and Wynwood. The place was clean and the communication and checking was also easy.
