We got caught up in holiday traffic and ended up arriving more than 2 hours after check in time. We kept James informed and he seemed happy to wait despite our obvious lateness. Sorry again James. Breakfast and the room were of a fantastic standard, next time we are down here we will try to book at Ivy House again

Amazing! Friendly and helpful host. Room was spotlessly clean and bed was comfortable. Had the most amazing sleep. Breakfast was excellent had a Cornish fry up, definitely recommend the hog pudding, lots of choice.

A wonderful and comfortable stay. The host was warm and welcoming. The house and gardens were well kept and beautiful. The included breakfast was amazing. The location is next to St Austell station, yet very peaceful. The views of St Austell from the bedroom facing the front were stunning.

Hidden Gem
Such a beautiful place! The gardens are all in bloom and so the photos online don’t do it justice. We’ll sign posted and easy to find eventhough it’s down a little lane. Private parking for guests at the end of the lane. Lovely spacious room with everything that you need. I’d probably add a fan in this weather but because of the building, it wasn’t too hot. Breakfast was delicious. Would highly recommend. It’s a place that you could easily come back to to relax each year.

Lovely b&b, made to feel very welcome. The shower in bedroom 3 was amazing and the best pancakes for breakfast we have ever had. Perfect location for the station.
