Hands down best hotel that me and my wife stayed at during are europ trip, not many rooms and cute place where the staff can take care of your needs, they are very help full and kind. The rooms were big and beautiful and takes you back to another time, I can't wait untill I go back.

My wife and I enjoyed two nights at 312 Piazza San Marco. Our hotel room was very clean and comfortable. The location is fantastic and very close to all main attractions. Asela was very hospitable and welcoming. He arranged quick transportation on several occasions and a tour of a Murano glass factory. We would highly recommend this hotel!

The hotel is outstanding, much better than anticipated. It was somewhat harder to find the door at night because it is in a side street, extremely closed to Piazza San Marco. If you are a light sleeper, you might have an issue with the church bell during the night. Room had a nespresso coffee machine and an electric tea kettle with different selections of tea. The room was extremely comfortable and the bathroom was a dream. Highly recommend!

Relaxing stay, great service

What a lovely stay. The location couldn't have been more perfect. Our room was on the top floor, its smaller, but quaint. Bathroom was comfortable size. Asela was lovely, helpful, and accomodating. He made you feel so welcome! After we wandered for 20min from the taxi to the hotel, i couldn't believe how perfect the location was, it was a last minute booking and a great choice. Dont bring roller suitcases to venice. We watched everyone else struggle up and down those steps.

They should warn us about the 3 sets of stairs to get to our room. However, they were very helpful in getting our luggage up to the room. The wallpaper was dark blue. Would be a brighter room if the wallpaper was a light color. Otherwise, the room was comfortable. The location was perfect for touring the City of Venice.

Wonderful small hotel, "exclusive suits", around 6 rooms, on the San Marco square, literally 50 feet from the Venice Duomo, on the left. Very convenient location, you can go visit the cathedral, come "home" to relax, and then go out again. A little difficult to find at first, so when the porter contacts you via WhatsApp, ask for a directions video. The porter will give you the keys from the room and front door, so you can come and go as you please. It has an elevator. The room was very well decorated with baroque wallpaper and voluptuous curtains. Very clean and quiet, great AC, Nespresso coffee machine. There is a bakery/restaurant on the corner, 10 feet from the hotel entrance. If you arrive early, you can leave your luggage with the porter and go explore the city.

You cannot beat the location, the hotel is literally steps away from San Marco square. My only problem was to find the place, there is no "hotel" sign, the sign actually says "312 Exclusive rooms" and is not on the square, but on a little side street. There is no lobby per se and you have to ring the bell to be buzzed in. Afterwards, your room card also lets you in the front door. I personally loved the quietness and privacy of the place. The staff was friendly and helpful, the room immaculate.

This was a wonderful property 30ft off of St Marc's square. The only downside is the noise from the alley below our window. Light sleepers may have a problem here.
