The view from the hotel was good. But, the hotel itself was overvalued. The curtain hangers were broken, Galleries were not clean and there was breakfast as promised. They gave some choclate cakes, but they cant replace the breakfast that is served in restuarants. Overall the stay was ok.

Great place above the lake
As a woman over 60 traveling alone, I found the accommodations great. The room was small, like a dorm, but clean and adequate. It was a hot afternoon, so I walked to the beach in about 20 minutes, and had a swim. Breakfast was amazing: fruit, fresh bread, cheese and meats, fresh orange juice, cereals, etc. Only problem: it‘s a bit hard to find without gps.

I stayed 5 nights in July. I give good ratings because everything was exactly as advertised: very small, basic but clean room with a nice view from the balcony. Good breakfast and overall good value for money in Annecy. Very quiet, residential neighbourhood. If you use public transport, take bus #2 direction Campus, bus stop Pesse. The closest beach is a 20 minute walk, the closest supermarket is less than a 10-minute walk.

Disappointing.
We were unaware that Centre Jean XXIII is a university - consequently the accommodation is a student's room. Although this is fine, we felt that this should be made clear on the website. There was no air conditioning in the room. Other than the room and breakfast, there were no facilities provided for guests and therefore there is nowhere to go during the stay other than your bedroom. Breakfast was provided in the university canteen, the quality was ok, but on one occasion they ran out of orange juice and on another day the selection of hams and cheese was almost non-existent. The university is situated some way out of town, with no restaurants or bars within walking distance, therefore every meal time required a car journey. Overall, we were slightly disappointed with our stay, so much more could be offered at the "hotel" to provide a more comfortable and enjoyable stay.
