Indulge in resort-style living in prestigious Newport Beach at this immaculate, contemporary oceanfront retreat. This complete high-end, family-friendly home is located directly ON THE SAND, with no noisy/crowded boardwalk and features three floors of endless tranquil ocean views. Excellent Wi-Fi strength throughout the home for working and going to school while relaxing. Gaming System of an XBox One with 30+ games for all ages (E, E10, and T ratings). The luxurious 6-bedroom home comfortably sleeps 12 with 4 full bathrooms, making it perfect for families. Parking for 4 cars. Relax on large sectional facing a 55" flat-screen HD SmarTV (satellite service). Prepare meals in a newly remodeled fully-furnished kitchen with granite counter tops and breakfast bar. Fully supplied with plates and cooking items, the dining tables and bar seats 14 for mealtime. Walk through large sliding doors to your own spacious patio just steps from the surf. Beach chairs, towels, child's sand toys, lounges, and umbrellas are provided to just sun bathe or catch a wave. An outdoor shower makes the post-beach clean-up a breeze.

A private haven awaits upstairs in the master suite, with HDTV, walk-in closet, king-size bed and ocean-view balcony. The lounge area features a beamed ceiling and floor-to-ceiling windows; it is the perfect spot to curl up with a good book or work at the computer desk (Wi-Fi, copier and printer provided). The spa-like master bath offers a serene retreat, with jetted tub, walk-in shower and first-class amenities.

All six bedrooms include ceiling fans, reading lights and large mirrored closets with built-ins (2 king beds, 4 queen beds, and a portable crib by request). A third-floor den converts to a 7th bedroom with a queen-sized futon couch. A cozy children's hideaway with toys opens off the room, and the TV cabinet is stocked with kid-friendly games and DVDs.

The third-floor rooftop deck lets you bask in your lounge chairs at the stunning panorama of crashing waves and sparkling coastline.

We had the perfect time here. We had a very minor issue during check-in with the keypad that was resolved very quickly so we appreciated that. The house had everything we needed and we loved the barbecue, fire pit, hammock swing, and everything else that came with it. We loved the games and puzzles available as well. Overall very clean, gorgeous views, and gracious hosts. We will be staying here again in the future.

The property lives up to its name. The house was stunning and yet feels lived in which was important to our family with four kids 5 and under. We traveled from NY and the box of sand toys and baby items were so helpful in limiting what we needed to bring across the country! Jason was so helpful and timely in his responses. If we come to California again we will be staying here!.

This is an amazing property located on the sand. The house is well equipped with everything you need for the beach, toys, chairs, boogie boards, umbrella. Many games And toys inside for the kids. To start with, property manager, Jason, was perhaps the best I have encountered in all my stays over the years! Attentive, available, and on top of all aspects of the home. And what a home! Absolutely gorgeous, perfect location (avoids all of the local traffic), close to everything from groceries to restaurants and shopping. The house is situated right on the beach, with volleyball courts and great surfing directly in front. Peaceful, even on weekends. The interior of the home is equally as spectacular as the views it provides. Clean, thoughtfully designed, well maintained, and perfectly outfitted for any activity you desire. Bikes and beach chairs are all in top condition, as is the barbecue and outdoor furniture. We were a family of 8 adults but there was comfortably room for several more. Highly recommend!

Words can not express how fantastic this property is! Beauty on the Beach is exactly as it is described and pictured! This was the most relaxing vacation I have had in awhile! Our family had a wonderful time! We had people from age 9 months to 85 years old! The house has everything you need! We used Instacart to deliver our groceries! All you need to do is bring your swimsuit! There is beach chairs, umbrellas, boogie boards! They have thought of everything! Step right out onto the sand and head straight out to the ocean! We will definitely book this house again and I would highly recommend it for anyone to stay in!

You will not regret the decision to rent this home. Newport Beach is of course, a sensational beach destination. This location is ideal from the standpoint that the boardwalk is only a short 7 blocks away, so it provides proximity to all of the fun venues in Newport without the noise and crowds of a boardwalk location immediately outside your patio. The home is extremely comfortable with ample living space for all... and of course, having the beach accessible from the back patio was a hit for all that stayed, as well as those few that visited for a quick day trip. Hot, but obvious tip - - bring your bikes, the Newport peninsula is very accessible by bicycle. And lastly, the owners were extremely pleasant and responsive to our needs prior to and during our stay. I have only positive things to say about our stay-cation at this lovely Newport home, and I'm fairly certain we'll be back!

This place was perfect for our family getaway! We had 10 adults and 2 kids fit perfectly in the 6 bedroom and game room. The kids took over the top floor and had their own private area to play games, watch movies and relax when we were not out exploring. Having one bedroom and bathroom on the main floor was perfect for my grandmother who did not want to climb stairs. I was very particular in finding a place that was right on the beach. We spent most of our hours on the patio. It was a little cooler since we were there in April, but we kept warm at night by the fireplace. There was a great selection of bikes and we utilized them everyday by riding down the boardwalk to the parks, restaurants and farmers market. The house was packed with fun board games for us to play around the large table. There was plenty of seating for everyone and we enjoyed multiple meals all together. This home was fully stocked and anything we needed we went to the near by store. I would highly recommend this property. A big thank you to Jason who initiated and introduced himself as soon as we booked. He was a phone call or text away throughout the whole process and I appreciated that!

We just stayed in the gorgeous home with an unbelievable view! There were 12 staying there-13 one night and there was plenty of space for us all! My parents (in their 80s) stayed in the bedroom on the first floor it had a bathroom and is the only bedroom on the first floor so they had privacy. The second floor has all the remaining bedrooms- the spacious master with expansive windows across the front of the House was incredible and had a large walk-in closet and huge bathroom and a small patio- there are 4 other bedrooms 3 queens and 1king and 2 full bathrooms situated between them which made getting ready so nice in the mornings- There is also an alcove with a. Sitting area on this floor. The top floor has a room with a futon, tv with DVDs and a outdoor patio! It also has a secret little play room. ,y granddaughters loved this and they even had cute little sleeping bags for them! They were a little young to sleep up there or spend time alone up there but we took the futon mattress down to the sitting area and made them a cozy little nest and it was perfect, the house is better than it shows in pictures especially the view and beach location. You are just a few blocks down from where the board walk to Newport starts so you can easily access that but you don’t have the people walking in front of your place all day walking and biking past, so I felt it was safer for the kids to be playing and they could be right there in the sand while we sat on the patio, room for 4 cars on site and street parking if you need more. Detailed information was available for everything you need and attentive owners responded immediately to any questions or concerns. Only weird thing is NO toiletries and limited towels. One towel and washcloth per person and laundry was slow. They want you to conserve on water but we had to wash towels and washcloths daily, minor inconvenience for all it has to offer- stay here if you can-you won’t regret your choice!

Awesome home right on the sand! The large patio let us watch the kids play on the sand right in front of us. The fire pit was romantic and allowed us to enjoy the nights and sunsets.The 3rd floor deck provided beautiful views up and down the coast. Massive master bedroom with fireplace and view of Catalina, and bathroom with Jacuzzi tub and shower for 2, made for some extra fun while kids slept. Haha. It was a magical vacay, too, because Disneyland was so close. Obviously, we can't say enough good things about our time there, other than we will be back!

We had a wonderful stay! The home is very spacious and clean. It fit our crew perfectly. We never felt too crammed. The location is perfect! It’s close to the boardwalk for biking and walking but far enough away that you get less people around and you have direct sand access from the house. The primary bedroom has stunning views of the ocean. The house is set up with beach chairs, toys, and boogie boards. We had a wonderful stay and would love to come back again!

The property is the perfect balance of space, location and luxury. The owners are extremely nice and accommodating and the property is stocked with the amenities you come to expect from being at home. The location is superb and the views from all three levels are peaceful and serene. We were a party of 10 (4 adults and 6 children aged 6 and under) and there was plenty of space for us all. One of the biggest conveniences was being able to open the back sliding wall to the patio/beach and watch our kids play outside from 7am to (past) 7pm. We would definitely recommend this property and intend on requesting to stay here again multiple times in the future.

We couldn’t ask for a nicer place to rent. It was right on the beach, plenty of bedrooms & bathrooms, it had everything you could possibly need or want. The views were breathtaking, it truly was a dream come true. I would highly recommend this home to anyone. Betty & Heather were wonderful to work with, they made everything easy, they were extremely helpful in every way & made the entire experience wonderful. ❤️❤️❤️❤️❤️
