The location is perfect - right on the seafront, but set back which reduces the noise from the road and walking distance to the old Town. It is a classic Georgian building and beautifully refurbished with lovely large comfortable rooms, complete with fridge and large screen tv. The staff are very helpful and friendly. We have stayed in Hastings many times over 15 years and this is our favourite hotel. "

"Room: Luke's Tree - very pretty decorated room - huge bed - lovely French rattan style - good location - by river, accessible by foot to rest of Rye - cheaper prices than most other B&B's/ Hotels - nice friendly staff - good comms from hotel before booking - Good TV with Netflix app Cons (some nit-picking but worth mentioning) - very warm room overnight - there was a desk fan in the room which is usually a sign of a place knowing the room gets too hot (no built in air-con) . "My daughter and I spent a weekend at the Flackley Ash hotel and had a wonderful time. The food was very good and there is a decent pool and gym there. The best thing though are the staff they are friendly efficient and just make the experience so much better. "
