This is an old-fashioned but charming place to stay. It is well located for a quick walk to the sights, and close to bus stops. Breakfast was excellent. The hotel has a comfortable bar. Our room was spotless and spacious (room 8), with a great view to the Firth of Forth. The bed was comfortable and the linens were of excellent quality. We definitely recommend this accommodation.
The room was quiet, clean, spacious and well appointed. The bathroom was large, impeccably clean, with a separate tub and shower and enormous, warm bath towels. There was a foyer with a door that prevented any noise from the hall getting through to the room. The breakfast and breakfast service was first rate. The front desk was friendly and very helpful.
They are renovating some rooms but the place was excellent the food, the staff, and above all the location is perfect for walking to all major sites in the city. Also very close to public transportation. Highly recommend.
My wife visited our daughter who is studying abroad in Edinburgh. I booked the Queen room with additional breakfast option. My wife reported that the staff was superb, the breakfast and accommodation was excellent. It was such a fantastic experience that I felt a bit of envy that I was unable to make the trip. Beautiful room, excellent bed and fantastic water pressure made it easy to get over the jet lag quickly. The staff was wonderful and when my college student joined her mom she raved about the food. Thank you for taking such care of my ladies.

It’s a nice, historic property but rooms could use some updating. Staff were very friendly. Not a great location if your trip centers around Old Town and the Royal Mile. It’s a good value property if you don’t mind walking 15 min. to where the action is.
Close to everything, the breakfast was great, the place is an old like gentlemen’s club or something. It’s really cool on the inside. The plaid carpet made it feel so Scottish I loved everything about it.
Cool place. Plenty of room. Nice restaurant. Pleasant helpful staff. Lots to do in walking distance. One of the nicest places for the money that we have stayed in the UK.
Excellent location! Staff were friendly. Breakfast options did not change, yet were good. Request a room in the main building rather than the annex…4 stars on some aspects rather than 5 due to staying in a small basement room in the annex- that needs to be defined more in the advertisement.
Would stay the same way again though- due to price AND location!
