Beautiful quiet location. Lovely atmosphere- especially the old library. Food was excellent and good value for money. Staff very friendly. Small but clean room.

You cannot ask for a better location for a hotel. This spot is right at the corner of the iconic Victoria Street. The facilities were clean and being attached to the pub is a nice perk. Helpful staff are available around the clock and were responsive to each of our requests. I would stay here again! Note: if you are using public transit to get around, be prepared for a strenuous hike up the hill with your bags.

We booked the two bedroom apart hotel. This is more of a 3* hotel than 4*. It’s very run down. Bathroom fine, grout dirty and good shower power but old building. Sensitive smoker alarms so can’t keep doors open making the apartment quick stuffy at times. The windows open but at ground level can be noisy. Good central location and 5 minute walk to main royal Mile shops. Our issue was retuning on our second evening, which was after a wedding (1am), the above room had leaked through the ceiling in to the kitchen. The floor was soaked. The ceiling was wet. We informed and showed staff. It was coming through a light as well in the ceiling which obviously is dangerous. A towel was offered for the floor. In the morning on checking out we informed staff again - who appeared unaware and shocked. A new room was not offered - although given the time I think the place was fully booked. But the whole situation was not handled well. In the morning there again was just an ‘ok’ and it was written down. I don’t think this level of service is representative of a 4* hotel. The location and breakfast hamper were the only two positive notes to the stay.

Obviously costs some serious money to stay here -- but so beautiful. Room was comfortable and spacious; best night's sleep we had on our UK trip.

Or stay exceeded my expectations for example they had a breakfast in the morning free coffee all day a washer and dryer in the room and an excellent gym downstairs. It's in a central location with international restaurants nearby. Top of that there's a 24-hour staff which is exceedingly helpful. It is very safe with key card to entry but of course I felt very safe all over Scotland. In addition for students there is a very large study room with private cubicles excellent internet access. The only possible downside was the TV didn't work but of course we don't travel to Scotland to watch TV.!
