Please be careful to rent a room. Linen,toppers and pillows had a lot of stains, towels very tiny and old windows very dirty. The receptionists very nice and polite, helped us to change a room.

The Residential is located in a very nice neighborhood. There are two restaurants besides the hotel with very friendly people, which made a plus to our stay, The front desk lady was such an amazing young lady, ready to help us to solve any problems for which we are very grateful. And the cleaning staff was very polite. There are some negative aspects: the front door is extremely heavy and we did not have instructions to enter, we had to call the front desk from the street. After 10:00pm, the front desk is closed until 10:00am. The room did not have any amenities, only the beds, one towel per person, and liquid soap for the shower.

Low price, low quality

Pros: Very good position near the centre. Two bistros next door. One of the lowest prices in town for standard room + private bathroom. Simple check-in process. Cons: very old equipment + electrics, near to quite noisy crossroad, also from the hallway you can hear everything. Official check-in 4:30 p.m. In our case one bed was so squeaky… For low price you get low quality – so simple. Do not try to contact the hotel via messages – no response. The hotel has confusing info about the check-in process; they say there is no front desk.. There is (but not open 24/7). This was actually the best experience of this stay - the young lady at the front desk was very kind, nice, and allowed us to check-in about 4 p.m. but we could keep our luggage in the room even about a hour earlier. Thanks!

Centrally located and check-in was online and pretty straightforward. The hallways need more light. The blue towels in the bathroom had a smell (why not use white towels?). Room was clean but the air conditioner had no cover, was exposed, and full of dust. I noticed tiny roaches in the toilet.

First, the reception opens at 10am and closed by 5pm and if you get there early, they will allow you to check in to the room until 4pm and worse they don't even have a room where you can put your luggage. The room itself was ok.

Our room was with a queen size bed while we asked for two seperate beds, they have changed it to a better room with two seperate beds in the next day, but it was very hard communication with the office staff because it was just by email, I saw the office staff just once in 5 days staying there in their time schedule. Cleaning staff were nice and helpful as much as possible. The bathroom lock was broken and wasn't closable! Following the price rate, it was a fair inn in total.

My stay at Residencial João XXI was a nightmare. The room was extremely dirty with stained bedsheets and poor quality pillows. There was a constant foul smell from the bathroom that made it impossible to sleep. Most importantly, there was active construction right in front of the building which was incredibly loud and disturbing, and the hotel failed to inform us beforehand. When I asked for clean linens, the staff completely ignored my request, saying no manager was available. I strongly advise against staying here.

No cleaning, we stayes 3 nights. Had to ask for toiletpaper. We couldnt close the bathrooms door. Cause it was no handle on the inside. The receptionst we had contact with most was fantastic. She helped us when we asked. I guess the hotel needs better management!

Not worth the price

This place is filthy. The bed sheets had stains on them and visible signs of bed bug residue. We looked under the sheets as we read other reviews of bed bugs and the evidence was there. We left the hotel after about ten mins in the room and booked a much cleaner hotel.

hotel use to send check in instructions. but they fail to did it. there is no one at reception. in 11 PM one is left on street with no entrance instructions. Anyone can enter the premises, due to door poor condition and no security management. two words: scary place
