A great cheap option in an optimal location near the shopping and dining district, the pond, and the harbor. I stayed here before and after a group tour from the city. It has all the basics you need to just have a comfortable and peaceful night’s rest.

The location is excellent, but the property lack of enough utensils to cook. Only 1 small knife was there to cut. We had to ask for kitchen towels, toilet paper, bags for trash, cleaning supplies, etc. Did not have any species, coffee, sugar, nothing...

This hotel is listed as a self-service check in. Arrived after a long travel day with NO communication on how to enter the property. Called the phone number listed for the property owner several times with no answer. Received a text saying to communicate via text, and so I asked for the code to access the property as I was sitting outside. No answer. After several hours and several unanswered text messages and calls, I had to get a code through Expedia after an additional hour long phone call to finally enter the property 3 HOURS after my check in time. HORRIBLE CUSTOMER SERVICE!! Besides that, the room was lovely.

HinValerieWe send everybody automatically instruction how to check in and out also how to.take bus and bus station , if you are ranking us then you are do it to expedia or hotel.com so this not good to blame us for instruction because we have that automatic through expedia.system.

I was scheduled to check in on the 2nd. The property manager/owner never sent me check in instructions. Therefore, when I arrived to Reykjavik I had nowhere to go. They never sent me instructions the entire time I was there, forcing me to buy another place to stay. To top it all off, I was never refunded, and still cannot get in contact with the property to resolve this issue. Avoid this place at all cost.

The bathroom door wouldn't open and close properly due to the track not being in alignment. The bed was too small for two people. The door to the porch wasn't opening as well. No one on site to talk with about any issues, and wasn't willing to message the hosts to disturb them.

This property was in a really good location, we had a lovely room looking out at lovely Christmas decorations. We would definitely stay again, the room was a good size and comfortable bed. There is also a shared kitchen you can also store your luggage in the luggage room so you can enjoy looking around after you have checked out. Thank you so much for such a lovely stay 😊

One bathroom for 5 rooms - inadequate especially when the only toilet didn't work!!!!!!! Kitchen lights didn't work. Room next door reported their door refused to lock.... Room only held bed- no lamps,mirrors. Extremely noisy next to bar that blared music. Blind did not lower all the way to keep street lights out. It was so awful we moved to a hotel after one night there (we were scheduled for 2). No one to contact with toilet problem - I want a working toilet at all times AVOID AVOID AVOID

Well I thought we were staying in a hotel but it was more like a hostel style place. I didn’t see any staff the entire time I was there but we did have check in instructions. The place was said to be smoke free but it smelled really bad of cigarettes. At one point we ran out of toilet paper and that was a challenge considering we had to share the bathroom with several other guests which we definitely were not aware of when we booked the room on hotel.com

Convenient Location
Stayed at this Guesthouse for 2 nights, location is convenient for transport, but Reykjavik is small so it is walkable to most places from the location also. Check in was easy. However I was in room 1. While it is neat, clean, and plenty of room, unfortunately it is extremely noisy, as it faces the main Street, with multiple restaurants, bars, and nightclub, which includes a lot of traffic and foot traffic all night. So if looking for a quiet nights sleep I would request to not have room 1. That was the only downside to the stay. But that may not be an issue for others.

So many rough aspects of this place. No info sent in advance-so I had no idea how to get in the bldg. Once inside (thanks to another person coming out who gave me the code), it smelled so perfumy like vanilla febreze, I could hardly breathe. I opened the window for hours, tried vinegar and nothing took away the thick perfume smell. I had to stay elsewhere for 2 days. When I came back, (thanks to the cleaner gal, Dalva, the best part of the place) I was moved to a different room- Which was a bit better than the initial one. The whole place had weird smells throughout. One of the worse parts was NO on site managers. A guy got locked out of his room in his shorts and wandered up and down the aisles looking for help. I finally finished what i was doing and texted Dalva to help him. I felt like I was mnmgt... then another gal ended up ended up in wrong room and another couldnt get his room open... Guess who ended up helping all these people??? Me! I was on vacation myself!! Fire alarm went off twice during my stay. False alarm.. but very alarming to think theres a fire when youre on the 3rd floor. The water/faucets stunk. Super loud on the street side. One bed was uncomfortable. The next one was average. Dalva was excellent..she helped me with a phone cord and tried to make the whole experience better. The reason they use so many perfumy cleaners is to combat the smells from the fish restaurant below. If info was there to know who to call if issues arise, it would help travelers

7 bedrooms with no toilet. Only one at the end of the corridor. And that only toilet with a broken Wc. We try to call the contact phone and simply didnt answer it. No more to say. Shower doors in the same toilet need adjustment urgently flodding imposible to avoid if you shower... And tile with shower dish with mould stain. :( :( :(

Provides all needed for a good sleep - comfortable & quiet. The location is good. The kitchen was useful and well equipped, but not cleaned as well as should be.

Safety - no handrail on steep stairs at entry to building 2 No smoke detectors in room (been removed) Dirty - Shower had black mold in it. Carpet was filthy in hall. Unattended - never saw owner during hours of 9 -1 when they said they would be available. Owner never returned e-mail or text (same said by Expedia agent we contacted for help). Lying - owner had stated we were in Room 3 (building 1 and moved us to building 2 with no private bath as promised). The same was stated by 2 other families who came in during our 3 day stay. Only positive was convenient to down town area.

Noise, noise and more noise.
The "hotel" is right on the road and I heard every conversation on the street. With hte level of noise my bed might have well been on the street. The shower is so small you cannot even turn around or wash your legs. The hotel smells of fish. I would not stay here again. There was no one on site if you had an issue. Very dissappointed.

The bed were comfortable and the room was clean. It is along a busy road, which makes it noisy from the traffic but we were able to walk to everything in the city, which was convenient. There is no parking, so paid for parking on the street.

The guesthouse is located in downtown Reykjavik and in a great location. I'm not sure what the actual guest house is like as we were relegated to the annex next door in a rundown building with five rooms sharing one bathroom, which has black mould in the shower. This very much had the feeling of hostel rather than a hotel or guest house. We never even saw a staff person who just left keys on the desk for us.

We had a lovely time at the Downtown Guesthouse and I would definitely stay there again. We were told we would receive an email with the code to enter the guesthouse three days before our arrival - we never received the email and I tried to communicate with them via email multiple times and did not ever get a response. Luckily, I had someone from the Iceland Airport use their phone to call the number during their open hours and was able to get a hold of someone - otherwise we would not have known how to get into the guesthouse. I booked through Expedia and was never able to find a way to communicate directly with the staff. This caused stress before the arrival, but it did work out.

Website stated a code would be sent to enter the building. This was never sent. It stated someone would be at the reception desk. No one we there. We sat outside the building on our luggage. No one answered the phone. This was a 10 am in the morning. It was inexcusable and very unpleasant experience.

The property was decent for the price and the room was also decent, however the property never sent check in instructions despite saying they would 3 days before check in. I tried calling them, emailing them, texting them, no response. If it weren’t for someone who was living there that let me in, I would be sleeping on the streets. Extremely disappointed in their unprofessional/negligent behavior. Nothing against the place itself but the management needs to do a better job.

No frills, but great location
If you’re looking for the cheapest no-frills option that’s not a hostel, this is it. I stayed for 3 days and never saw anybody that worked there. It wouldn’t have been an issue except that my door knob kept falling off and I couldn’t lock my door. I had to leave it unlocked a couple of times until I found another traveler that was able to rig the knob well enough to get by! I had a shared bathroom, but I rarely saw anybody else. There’s a kitchen. Bus station 3 is right outside the door, which is a big pick up spot for tours! Right next to all the shipping and restaurants.

The only bedside light was not working and the glass lamp shade was broken so it was hazardous. The other side of the bed was so close to the TV screen on the wall you had to navigate not bumping into it in the middle of the night. No towel hooks in the bathroom. Nowhere to buy breakfast that was walkable.

I’m giving this place 2 stars for its location only. It’s central to everything and it’s super easy to access tour buses/vans, restaurants, and shopping. The problems started before I entered the door. I was not emailed the door code, so had to wait for a girl to open the door to get the code. The room itself was adequate, but the shared washrooms are terrible. I got locked in one of them for 20 minutes because the doorknob broke on the inside. I finally got out by picking the lock with the pieces of the door handle. It was a scary experience as I was locked in there late at night. The door was never repaired and remained broken on the day I left…

We stayed in the double room, private bathroom. The room was nice with a balcony. The room and bath were both spacious, The water had good pressure and was hot. Reception is only on site for 5 or 6 hours but they are pleasant and helpful when they are there. Communication and instruction were excellent. There are two very good restaurants downstairs. The location is outstanding.

I get that there were sone staffing issues, but our room didn’t have towels or toilet paper, the key wasn’t out at check in like it said, took forever to find someone to check us in… curtains barely cover windows which are right above where your groups stop and talk loudly, so you can either roast with them closed or have a ton of noise. It honestly wasn’t that much cheaper than the far nicer place we stayed the first night!

Super location, near shops etc. Good Owner/manager was friendly and allowed us to leave luggage ahead of time. When we came to check in, no one was present. We did not have a room assignment. We called the phone number mentioned, but no answer. Had to wait a while. No elevator, so be prepared to climb stairs to rooms. Room clean enough, basic.

For start when I came I been left on a street, because I didn’t had email with door code. Then when I tried to phone and to ask - no one answered, when I tried to contact trough chat option on vebsite - no one replied at all. Luckily one of the guest back to they apartments and they let me in, said code and explained some guest house rules. If not that woman who let me in I no idea where I’d be staying.

Everything was great, it's probably the cheapest option around that isn't a hostel and for that price my expectations were definitely meant, I'd stay there again. Room was comfy, bathrooms were kept clean and the kitchen was nice.
