Night mare in edinburgh
TERRIBLE! This was the first time using Hotels.com and we were extremely disappointed. We arrived to find the hotel boarded up and no lights on. We phoned the hotel.com call centre 3 times and spent 1hour on the line. They did not call us back as promised they did not find us another hotel. Horrific experiance. 98% of edinburgh was full and were looking to sleep on the floor or basement of a bar luckily we eventually found a extremely expensive BB that had a late cancellation. Worst 1st year aniversary ever. We still have had not email or contact from Hotel.com to get our money back.

Our trip to London was amazing, the apartment was our best choice of Hotels, with plenty of room, the shower just needed some extra cleaning (sorry), but I would recommend this stay when visiting.

hotel closed for refurbishmenet but still accepted
Hotle booking was accepted on line and money taken by hotels.com but on arrival hotel was closed so spent 2 hours looking for alternative as Edin was very busy

Bit disappointing.
When I booked this hotel some time ago, the reviews were generally positive. I had another look just before we were due to stay and it appears that standards may have slipped a bit recently. So I was a bit concerned about what we might encounter. Fortunately, we didn't experience any of the significant issues that other guests have encountered recently. The guy who checked us in wasn't particularly friendly but was professional enough. Our room was OK, although it could be doing with a bit of a spruce up. The bathroom wasn't particularly clean, though. A clean bathroom is the minimum you expect from a hotel, so that was really disappointing. I'd probably have given the hotel a lower rating, if it weren't for the fact that the breakfast was pretty good. As a veggie, I very much appreciated that the vegetarian cooked breakfast included veggie haggis! First time I've seen that as breakfast option! The hotel offers a good range of breakfast options and the wee dining room is nice. We won't be going back though - the grubby bathroom is a deal breaker. Which is a shame, as it's a nightmare finding good, reasonably priced, hotel rooms in Edinburgh.

My new accommodation of choice during the fringe
Room was a a lot better than expected and the super king bed was really comfortable. Beth really looked after us whilst we were there and it was a pity not to stay another night. I quite liked the fact it was away from the mental city centre during the fringe. We will be back....cheap for August and a wicked breakfast to top it off

Close to city.
Booking said king size beds in both rooms. There was one good size room with king size bed other was a very small room and not a king size bed. We didn't get what we payed for ! That was disappointing.

I stayed for several days during the Edinburgh festival. About a mile or 20 minutes walk from Waverley Station it was a great base to see the city. The owners couldn't have been more friendly and helpful. As I had booked the room over 8 months in advance, it was nice to get a 'welcome email' the day before arrival and checking through details with me. The room was nice. I stayed in a single room (room 6). The room is lovely. It didn't matter to me (but it might to others who want to book) but the ensuite in the room was just the shower and the sink. The private toilet for the room was across the corridoor. I didn't know when booking, but overal it was not a problem. The water pressure in the shower was a bit 'up and down'. One morning it took a couple of minutes to get to a pressure where I could wash the conditioner out of my hair as it was very low. Nice to have coffee making facilities in the room and the hairdryer was excellent. The breakfast was lovely with an excellent range of cooked options as well as self-service continental options. For the price I paid (especially considering it was Festival time) it was exceptionally good value for money.

Very noisy bolier next to the room. Broken towel rail no wifi till last morning furniture full of marks and wobbly. Unfortunately 3 flights of stairs to room but thats the building. Bed was very comfortable breakfast superb owner was approachable and helpful. Quite a walk to the castle but is do able.

Ideal location and price for Edinburgh. We were there for a Runrig concert and walked from the hotel dropped into a few pubs on the way to Grassmarket where we had a meal prior to the castle

Our garden view room was a basement room that looked onto the underneath of the entrance steps and a brick brick wall with some sort of fusebox on it. Would suggest tidying the area and adding some plants/flowers to enhance. The interior of our room had a large damp patch on the wall, but the bed was excellent (very firm) for us. Our ensuite could have been cleaner, the shower door required some maintenance and the toilet seat didn't fit the toilet. However, the breakfast was excellent and the girl from New Zealand who served breakfast and met us on arrival was Lovely! All in all for what we paid it was okay and a bit of TLC to the rooms would improve the overall guest experience.

Hotel is located next to a bus stop and a 5 minute journey to Edinburgh city centre. Staff are the friendliest you'll ever come across and so helpful

Good location with buses by door every 10 mins. 5 mins to centre by bus. Parking on busy street. Basement room. Tiny with chunk given over to en suite. bath with powershower. Silly little basin you're supposed to wash your face in. Hot control detached in bath/shower. Big lumpy bed. Room lighting for trolls. Very good breakfast in pleasant room.

Breakfast great. Friendly staff. Stayed in room 3, room very spacious and tidy however extremely annoying loud water boiler/pump sounding on and off throughout the stay. Had limited sleep from it. Would definitely stay again but not in that room.

Heather was fantastic! The breakfast was the highlight of the day. Had the Scottish breakfast almost every day and it was delicious. Room was spacious and comfortable. Overall a wonderful stay in Scotland.

The lady in charge Heather was very friendly and helpful. The best part of our stay was the breakfast ,it was Superb. However the hotel could be so much better with just a few improvements we stayed in room 2 and the bed was awful it was akin to sleeping in a hammock it sagged that much in the middle, there were only two plug sockets and they were by the bed, and only one chair for two people, it could also have done with a coat of paint. Not much I know but what a difference improving on it would make to your stay.

We were two couples and booked the best rooms available. Shabby and broken furniture and broken bath tap and the other couple had problems with the shower that someone complained about in May. Only one hand towel between us and dirty ones were put back on the cold bathroom rail. The wet bath mat was also not changed and was put on top of the rail touching the towels. Breakfast room not cleaned properly but the breakfast was very good.

Not the boutique hotel as advertised
Heather was very nice and helpful. Breakfast was good and filling. The problem I had was trying to contact the hotel to let them know I would be arriving late. I called several times with no answer. There was no readily available email or web address. Finally I had to contact hotel.com so they could forward my message. In addition, the bathtub was falling apart and the knobs came off when I tried adjusting the water temperature. The mattress was lumpy and there was quite a bit of road noise even at two in the morning.

Very disappointed
Very disappointing. The bath had the hot water knob missing so could not use it. When complained, the lady said that the day before someone broke it but now saw another review way back in May, complaining of the same thing! At times the water in shower was not hot enough. The room was cold and not even extra blankets where available. When asked for a heater it was never given and in our two night stay, the lady was only there during mornings so if we came in wanting something, there was no one to assist. The cherry on the cake was after the first night when we left all our towels in the bath to be changed, and when came back at 5 p.m. to shower, we found the same towels back on the rack, with the floor towel dripping on the others!! There was no one around and so had to reuse them and when in the morning I complained, the feeble excuse was that there was a new cleaning company! The only thing good about this hotel was the breakfast.

over priced and you will not have a good sleep
pathetic and totally over priced. thin walls, poorly/ old/ cheap decoration. No proper bed sheets, was just a flat sheet which could only partially cover the very old matress/ yellowed mattress. best of all...if someone was using the shower or toilet in the floor above - you could here the water pressure flowing up the walls/ pipes - so having a good sleep was impossible.

No mattress protector on bed. Felt the springs through the mattress. Central heating not on. Had to rely on a single heater and prop the bedroom door open with a small table to heat the bedroom.very dim lighting in rooms. Black mould around shower cubicle. No hot water in bathroom sink. Had to wash in morning with cold water. Spotlights hanging down from bathroom ceiling exposing wires. Very untidy gardens both front and back. Must have got the worst room in the hotel. Certainly not worth more than 2 out of 5.

Great hospitality. Cleaner not so great 2 days without proper clean of room or clean towels. If this is sorted out with fixing bedside cupboard it would get 5 stars. Breakfast supburb. Owner and son lovely and very helpful recommending places to go. Decor as a whole was great - very clean fresh and modern. Great location Would recommend

The hotel is pretty good for its price. Walking distance to all the major attractions. We also walked to the train station with our luggage - approx. 20-30 mins walk. The hotel does not have elevators so you have to carry your luggage up a narrow stairs to the room. Also carpet is soil and dusty. The room was not vacuumed for the time we stayed (3 days).

Overrated hotel
Expedia's website stated that check-in was from 4-8pm. I returned my rental car early in order to make sure I arrived at the hotel/residence prior to 8pm only to find the front door of the hotel open and an envelop in the lobby with my name on it stating that for some emergency no one could be there so just let yourself in. We stayed 3 nights and I never saw anyone in the evenings. Our hotel room/suite was really big but very disappointing. the carpet was a mess, garbage was still in the room, the sink leaked and the furniture & mattress were stained. I would not rate this hotel above a 2. For 37 days we traveled around hotels and bed and breakfasts in France, England and Scotland. I relied on Expedia's ratings to book my hotels. This was the only one that was vastly different then Expedia's ratings.
