Love this place
I love this place. The restaurant onsite is fantastic and the pool is amazing. The townhouse we stayed was clean and spacious, with room for everyone to have their own space. The location is very convenient to all the parks!

Great Location, Filthy Townhouse
Family vacation of 6 adults and 1 child, from Upstate NY. We absolutely loved the location and resort area. However, the townhouse was not clean; our feet bottoms were black after just 10 mins of checking the place out, there were ants, sheets had crumbs on them, overall just felt like we stayed directly after someone without cleaning in between. We will book in this area, for our next trip, but not this specific townhouse.

A Nice Resort with a Close Proximity to Disney
Overall, I enjoyed our time at the property at Regal Palms. The house was large enough for my family, and it was clean, safe and accessible. The only downside was that I chose this property, largely for the lazy river and water slide for the days that we weren't at the park. When we arrived the lazy river was drained for refurbishment, which meant that the hot tub and slide were non-functioning. I know this wasn't the fault of the listing agent on Vrbo, but I would recommend calling the resort ahead of time before booking in the winter months if you are attracted to those features.

Thankyou for your kind response Colin. The pool and hot tub refurbishment was out of our control but I do apologies that it was completed during your stay. The resort do have to do this on limited occasion to maintain it.

Great location
This property is very close to Disney (10-15 min) and Universal (30 min). The rooms are all spacious and lots of areas to stretch out after a long day at the parks. The condo itself is in need of some TLC, general maintenance, and a deep clean. If you are looking for a no-frills "home base" this condo is for you. The pool area was great for our family.

My experience @ Regal Palms Resort was a terrible experience. We had to check out a day earlier due to bed bugs, roaches, odor in house, and the air did not work very well. I called several times and could not reach the property manager.

Hi Kathy I am so sorry to hear you had a bad experience. I have spoken to the Management Company and they advised they responded immediately to your concerns. Given the issues you raised I completely refunded your stay and offered a further free weekend stay. I had the house professionally treated and I am now at the house myself and am having no issues.

Nice place to stay
Overall, nice property. The sheets on the bed were stiff with dyer sheet residue in one of the rooms, so they had to be re-washed. The check in was horrible and was at a main building- it took almost 45 minutes. Neighborhood was very nice with a lot of stores and restaurants. Swimming pool wasn’t as big as pictured, but had a nice lazy river. A lot of kids unsupervised pushing in the river. I recommend this to families with kids. If you are looking for quiet and relaxing, this might not be it based on the pool.

Quick trip
We chose this location based on proximity as we planned to visit Bush Gardens and Sea World. Check-in was simple, the condo was clean and the beds slept good. It would be a good idea to bring your own soap. The pool was great and check-out was quick.

Great Condo
The Condo is large and had plenty of room for 3 adults and 3 kids. The pool area is very nice, it's a little bit of a walk for younger kids and pool bags. The slide, lazy river and pool area overall is very well maintained.

Felt a Bit Tired
This condo is in a wonderful location and is extremely spacious. Our family of 6 was able to spread out, and everyone had their own bed and space. The pool was incredible, and the staff very friendly. The property manager for this unit was very responsive when we arrived to 5 total bath towels and very few wash cloths in the home. She brought us more that evening and was very personable. The faucet came off of the upstairs bathroom sink, you have to move the toilet paper in the 1st floor bath and second floor hall baths or the showers will soak them, the fridge was pretty gritty, and there was no dish soap to hand wash the few dishes we used. I didn’t want to run the dishwasher for 1 bowl. The location was about 30min from Magic Kingdom and close to many restaurants and stores. The master bedroom faces a road traveled by many large trucks, which we could hear overnight.

Owner was great & price was great.
Be prepared to pay the resort fee upon arrival. We were not able to get additional towels because we showered before the pool are was open. Bring or buy your own laundry detergent they have a unit upstairs.

Resort fee is notified on VRBO and owners have no control over this it is wholly collected by the resort. Towels are available within the house and can also be collected at the pool area when open. We don’t provide the lines of detergent on soap condiments. Thanks, Joe

It was what I expected
Check in process was simple and fairly quick. Ww lived the idea of the nice but small pool area. Which included a slide and lazy river. All pretty small. The room was comfortable and excatly what we needed to accommodate our stay. The furniture was comfortable, I personally found the bed a bit hard but I like plushy beds.

Family Fun by the theme parks
My best friends family and mine stayed here for a weekend. It had plenty of room for 3 adults and 5 kids. 30 minutes from the SeaWorld and Universal. Pool area was a hit for all of us. We will book again in the future.

Great Family Vacation property!
I reserved this condo for my daughters and grandkids and I to enjoy the last part of our Florida Vacay! I was not disappointed! Large layout and privacy. The mini waterpark was of course a favorite for the kids! We will be back for our next adventure!

The property was good. It provided all the space we needed. They are in the need for a new washer and dryer as the washer left the clothes too wet and the dryer took 3 hours to dry. The towels had a mouldy smell and no shampoo was provided. If a few small amenities were included such as shampoo, coffee filters, dishwasher pods and a new laundry pair the town house would have been excellent

Living space was very dated
The check-in process had a long wait. The pool area was over-crowded and not very clean. The home was outdated on the interior. Paid cleaning fee to use the townhouse, which was way overpriced and disappointing. Didn't experience the "resort" experience that we had expected.

Don’t leave anything behind
My mother left all her medicine in the condo by accident. We called within 3 hours of checkout and the cleaning crew had thrown away her medicine. They then told my mother who is 72 years old to dig through the dumpster. This was a very disappointing response . How hard is it to set the medicine aside at least for 24 hours. Now she is stuck having to make more doctors appointments and pleading to get it replaced. This really made the whole experience very disappointing!!!

We are sorry to hear about your experience and as you are aware as soon as you contacted me about the left medicines I alerted the management company to help assist you. They advised they checked with the cleaners and they said that they had not seen it. I believe they this information back to you and you asked if you could go back and look for yourself and were advised you could. I believe you were told that the cleaners had not seen the medication but you then asked if you could look through the garbage bin just in case it had been thrown out which the management company advised that was fine. At no point did the Management Company recommend you go through the garbage. As for "setting it aside", the Management would never leave the likes of medicines it in the home obviously and the cleaners won't take anything out of the house that isn't theirs.

I’ll never book this unit again.
The property was very basic. The bedding was horrible, the squeaking was so loud from how bad the mattress are. Coffee maker and fisher were dirty, towels dingy. I will never stay there again.

We take all feedback seriously. We are sorry you didn’t enjoy your stay and have insisted the management company review the concerns and resolve any issues. We are surprised about the beds as the mattresses and box springs are new. The towels are cleaned or replaced and the cleaniness of the house is checked for every guest coming in uby the management company.

Out dated and not very clean.
The unit is very out dated. The bed downstairs had springs popping out the side when you lay on it. Pillows need replacing. Mold on the shower curtain TV's not set up and grainy. Called the property management and they came right away. Sprayed the mold, replaced the shower head upstairs and reset the TV's. It is a good price for a 4 bedroom, just don't go in with high expectations.

family vacation
my family had a nice vacation and would recommend others to stay there. However, this message is to the owner who probably is not aware of some of the concerns with his property: all your showers are slowly draining and have lime/mildew build up, the A/C, vents and kitchen light fixture is full of dust,, most of your faucets are dripping non stop, which all may contribute to paying higher FPL and water bills. the sliding glass door rail is filthy. I strongly suggest letting all who are renting know they must supply everything from soap to toilet paper to own towels from day one. other than these minor things, the place was good.

Great place to stay. Very spacious and clean. Loved that there were TV's in every room.
The pool area and arcade were great for the kids. The workout room was nice. The condo has a great setup. You feel very safe when you are outside. It is a nice place to take walks. Had a great experience. Would definitely stay here again.

Nice home but very uncomfortable beds
The property itself is very nice and well kept. However the beds in the bedrooms especially the upstairs master bedroom was very uncomfortable we felt better sleeping on the ground, really that’s the only major problem I had. The home owners were very pleasant tho and helpful also very prompt response whenever I would message with any questions.

Really nice pool area in the resort with a water slide and sand volleyball court.
We had a great stay. The pool was just a short walk or quick drive from the unit. Very easy to get to. The unit was had a very comfortable sitting area. The beds left a bit to be desired, which was probably the only downfall. Very noisy and creeky. Unit was clean and spacious. Was a very easy check in process. Had a great shopping center and numerous eating choices very close to the resort. Great location to travel to amusement parks.

Over all the place was ok
But I could not believe how noisy it was at night. For a gated community it seems that it was to keep the young noisy kids in. They were out there making noise to after midnight nearly every night. This place was just not for us .

Regal palms gets a 3 star
The resort was amazing ! Our townhouse was dirty !!! The sheets stunk like aged cheese. The downstairs queen bed had stains and dirt marks on the bed sheets and check out time is to early. Other than the house the resort is really a nice fun relaxing place.

Good location for Florida Ironman 70.3 but less than average accommodations
Property was average. Stayed here because it was the closest place I could find to the Haines City 70.3. Ironman. Check in was a mess. Had to wait in a long line and and wasn't informed about the check in process by the owner. Thought we were going to pull up, access the lockbox and get into property. Took nearly 45 minutes to check in then we were told we couldn't access the property before 4pm because there was no way to guarantee the property had been cleaned since cleaning is handled by each property owner and the only number we were given to call property management was a 24 hour emergency line. It was a Friday afternoon... Shower head in master was spewing water everywhere and shower curtain was too short so water kept getting on the floor. Charged a $30 resort fee to use the pool that we weren't told about and we didn't plan to use and were told it was mandatory and non-refundable. TV in master and cable went out and the only response we get from property manager is that we had called the emergency line and someone would call us back in 24 hours. Mattresses were thin, cheap & creepy. Property was average other than those things.

Hi Dan, Thank you for your comments we take all guest feedback positively as we strive to ensure every guest's stay is memorable and magical. In response to your concerns we can advise: Check-in and check-out times for the house are notified in the information we provide prior to arrival. Guests can seek to request earlier check-ins or late check-outs but these cannot be guaranteed as we need to ensure the house is clean prior to guests arrival. I recall we did manage to get you a little earlier check-in when you arrived and asked. With regards wait time at reception, I understand that the resort are aware that during busy periods of the year this can occur and have therefore put new measures in place to resolve this. As of 1st May a new self check-in process has been activated. I believe maintenance did call first thing the following morning to check the tv in the master bedroom and found it to be working ok. They also fixed the shower head at the same time. With regards the mattresses these are fairly new and were checked and confirmed in a good state.

Perfect for 3 couples!
We had a great week long stay this Spring. Each couple had their own bedroom and bathroom with lots of common area to be able to spend time together. Location was good with grocery store and small shopping center within walking distance and other restaurants and stores nearby. We'll definitely consider staying here again!

Simply the best!
From the time I booked this resort, the experience has been first class! Joe, the owner, was so responsive to all my questions and needs. When we arrived the staff was extremely accommodating. Check in wasn't until 4, but that didn't matter a bit as we ate lunch on property and played in THE BEST POOL EVER!!!!! SO BEAUTIFUL! My 4 year old son went down the slide at least 50 times before check in, and my daughter completely enjoyed the lazy river! It was very easy as a single mom to watch them at the same time. After check in and we got to our townhouse, our group was astounded at the beauty of our homey retreat. It was spotless and had every comfort of home that you could NEVER get at any hotel room! The space fit all 8 of us with tons of room to spare! We loved every minute of being there together. We cooked dinner together and had everything we needed to do it. All the rooms and bathrooms were clean and comfortable to fit everyones needs. Disney wasnt far and we enjoyed the parks as always. I can't say enough good things about Regal Palms Resort! From check in to check out, this was one of the best vacations we've ever had! I want to do it again!!!!!! Thank you!!!!

Excellent home close to pool in a great resort - close to all facilities !
Really nicely presented home in the fabulous Regal Palms - house was super clean and had 2 en suite rooms with queen beds and 2 further bedrooms with twin beds - kitchen has everything you could need - excellent wifi signal - great price for a week ;-) Regal Palms resort has a great pool and lazy river which was heated so the kids enjoy it all day long - right up until 11pm at night ! Food at the bar was good and prices reasonable - Just a 2 min walk there's a supermarket and some great little restaurants - this is the perfect accommodation for any vacation in Orlando - highly recommended !!!
