Where do I begin? I booked 2 days and left a day early. I don’t know of bots are writing fake reviews but there is no way, this property is a 10. No staff when I arrived at 4pm, just a security guard. The beach chairs and tables had trash and nothing cleaned up. The room had so many cracks and holes in the “walls and ceiling” I was afraid the bugs were going to eat me alive. No water, no amenities. Beyond disappointed, this place looked abandoned and for sale.

This property has a gorgeous beach access and the staff is very kind. It's a little older property, the interior is kind of artsy and very basic. No VIP treatment here but I didn't want any. No water bottles given, no hair dryer, no conditioner, nothing over the top. It was kept clean everyday by housekeeping. The breakfast was delicious! I had never been to the "Party Zone" it was a big surprise. It's like being in Miami or Vegas during the weekend or evenings. I wouldn't recommend going if you're on a budget. It has high prices and party crowds. All transportation outside of this zone is super expensive. I paid $30 for a 10 minute ride. I was quoted by the property $350 RT from Cancun airport by shuttle. Other vendors quoted the same. I went with DayTrip instead. My lunch or dinner meals for one person ranged $40-$60 in the local restaurants. They add service fees. Pros: BEACH, Beach, Beach!! Accessibility to lots of food, dancing, music, fun! Try the Tulum Beach Tattoo shop outside of BT LIVE. Bring walking shoes. Yes you can ride bikes but the people driving are insane. Be careful! There's beautiful art nearby. Check out Art In the Park..within walking distance to hotel. All in all....it was a nice little 4 day get away.

BT Live Tulum location is excellent. They have parking in the place and it is very safe. Staff is very cordial, friendly and attentive. My sister and I had a suite with two beds very clean and rustic looking the amazing sunset. Just steps from the beach. The breakfast is delicious and everyone there is friendly as well. We enjoy it! Great hospitality:)

Outstanding property. Wonderful location. Extremely well managed. Staff attentive and well trained. Always there to assist and do so with a smile. Genuine hospitality certainly comes across. Highly recommend this hotel versus any big box, larger resort. Great restaurant across the street as well (Hartwood). Staff at BT Live who were amazing are Aurelio, Paco, Manuelo, and Kevin. Will Absolutely be back!

Got to our room and was not happy with, as it was not what the pics sugguested. Asked for a different room and they were so fast to respond and very happy to accommodate! They offered an upgrade at no extra cost and no questions asked. The new room is what we had first expected and we were very happy with it. Still right on the beach with a great view. The hotel-provided breakfast was steps from our new room, the beach was steps from our room and our parking spot was steps from our room. All the staff were pleasant and helpful and made us feel welcome. I gave it 4 star for room condition because the roof had a very small leak/drip on our last night's stay in a torrential downpour. I will be happy to book here and stay again next time i am in Mexico. Thank you to everyone there!

BT Live was a great spot to stay in Tulum. I’ve been to Tulum beach on about 6 different occasions over the years and this place is one of the originals with great room space and location. Tulum has changed over the years and yes the beach clubs can be noisy but the one nearest BT Live not too bad. From the Cabanas you can hear the ocean. Staff were great. This is a pretty chill place, not a party location so you can really relax. I would return.

Great location with a few downsides
The prime location on Tulum Beach makes this resort an ideal choice. We opted for the Royal Cabin, situated right on the beachfront, providing an unparalleled view for those looking to maximize their beach time. The convenience of being steps away from the shore eliminates the need to lug your belongings to the beach. Additionally, there's a beachfront massage facility available. However, our experience was marred by some drawbacks. Two weeks before our arrival, attempts to secure assistance for booking a ride from Cancun Airport (it's a 2 hours drive) went unanswered, receiving only automated responses from the chatbot, despite multiple attempts via WhatsApp. Upon arrival, despite notifying the hotel of our late check-in, we received no response. The security personnel assisted with check-in, though they were unsure of our assigned room, initially guiding us to the wrong one. Pros: - proximity to everything - you're right on the beach - very clean - you don't get an ordinary hotel room - There are two grocery stores 2 min away from the resort (1. check 30 meters after the main entrance, on the main street, and 2. on the street across the main entrance, behind the Funky Geisha restaurant). Cons: - Breakfast options - very poor, we weren't provided with a menu, it was just verbally told to us - consider the noise and humidity from the sea (we knew about the noise and were ok with it, but humidity related we didn't expect it to be that high, our clothes were wet al t

This resort is imperfectly perfect! I went with my gf and we were met by one of the owners, who was awaiting our arrival! We were brought to our room, brought a shot of tequila and our vacation was on route, even with a 12am arrival. I am a truly seasoned riviera maya traveller, and have mostly been an all inclusive traveller but lately have been trying smaller hotel type places out and this one really in its own class. We stayed in a semi waterfront cabin, semi ocean view, no tv, but it had ac .it was a straw roof hut, 20 ft ceilings, and we could hear every wave, and every wind gust. Even though it’s in the fun zone, the majesty of those noises drowned out the fact that it’s in the fun zone folks! Bring a speaker, hang out on one the most beautiful beaches in the world, the store is next door and when night time comes, get dressed up and with a quick walk out the front gate, you have endless options of food, stores, beach clubs ect literally at the front door! This was the no frills, beach cabin vacay we never really knew we needed that brought us to the best all around vibe we have ever experienced in the beach hotel zone of tulum, October 26 to Nov 2 2023. I had an absolutely fantastic experience during my stay at BT Live Tulum. From the moment I arrived, I was impressed by the warm and welcoming atmosphere of the hotel. The staff members were incredibly friendly and attentive, always going out of their way to ensure I had a comfortable and enjoyable stay. The accommodations at BT Live Tulum were nothing short of spectacular. My room was beautifully decorated, with modern amenities and a cozy ambiance that made me feel right at home. The attention to detail in the room design was impressive, and the cleanliness was impeccable. One of the highlights of my stay was the breathtaking view from my room. Waking up to the sight of the turquoise waters of the Caribbean Sea every morning was a true delight. I also loved spending time on the private balcony, where I could relax and soak in the beauty of Tulum. The hotel's location is ideal, with easy access to both the beach and the town of Tulum. I enjoyed exploring the vibrant local culture and trying out some of the amazing restaurants nearby.

Don’t Get Stuck in the Village!
When we arrived to the hotel, check-in was quick. We were lead to our “standard cabin with ocean view” in the “village”. I was shocked at what it looked like. One of the staff members was still cleaning what looked like a hobbit house that hadn’t been used for a long time. It looked nothing like what we had picked out from Hotels.com. There were cobwebs in the corners, you could’t see out the windows/door, there were freshly shaved facial hairs on the sink, the base on the sink was broken, there were no screens on the windows or door, the fan didn’t work, the a/c was broke, there was electrical tape around the shower pipes, and you could see where things had been hanging on the wall but were gone. To say we were disappointed is an understatement! We contacted the staff to come look at the a/c and he said it was working, but it wasn’t. When we asked about switching rooms he said there were none available even though we could still book one online cheaper than what we had already booked this one for. Fortunately, we were only at this hotel for two nights. There was no life to this place and we hardly ever saw staff. The outside bar was not open. The hot tub had no water in it.The only good aspect of this place was the complementary breakfast, which was great, as well as the service. Lunch was also really good! I would highly recommend looking elsewhere if you want great staff service who are able to accommodate room issues.

Very unique boutique property well situated near dinning options on the strip. The staff were very accommodating and super friendly. The cabins have great ocean views but could use a little updating. This is certainly a property to be considered if you appreciate rustic accommodations.

I stayed here 4 nights and had the best time of my life. The beach, staff breakfast and location was amazing! Made getting around the party zone and to different places so easy when taxis cost a lot so it was worth it and loved hearing the ocean from my room. Management are also so attentive and personable, I felt very safe and really looked after as a solo female guest. Will be staying there again.

I was drawn to the locality which is directly on the beach, I absolutely loved staying there, it was perfect, great breakfast, the owner is friendly and cheerful, as are the staff. Extremely helpful making the stay comfortable and enjoyable. The accomodation was superb, air conditioning, cleaned every day, close to shops and nightlife, restaurants, in the midst of a beautiful part of the beach yet unusually quiet in the lower season, for me it was tranquil, relaxing and chilled, being able to get up early in the morning and sit a few feet away from the sea watching the sun rise, the pelicans fly along the sea and the day start, like this was exquisite. The sea is warm and clear .. beautiful to swim in, stargazing at night on the porch and midnight swims. it’s a piece of heaven, it’s also right near some exceptional nightlife party hotels Vagalume , Kanan and Mia and I guess in the the season Dec, Jan, Feb … it’s a bit more lively, which is great also, if that’s what you are there for. Stunning views and surroundings, interesting walks along the beach .. omg I could go on forever and def going back to stay there again. Thank you to the owner Javier and staff for making the vacation, a wonderful time also to feel at home … Magical place ⭐️
